What most companies miss — and why it matters.
Post-construction cleaning is a different discipline entirely from residential cleaning. We have completed hundreds of new build and renovation cleans across BC — everything from single-bathroom refreshes to full custom home builds. The challenge is never just the visible debris. It is the fine drywall dust that has settled into every horizontal surface, the adhesive residue left on glass, the grout haze on new tile, and the construction film on brand-new appliances. Standard residential products and techniques damage new finishes. You need cleaners who know what they are working with. Our post-construction team is specifically trained and equipped for this work — not residential cleaners asked to do more.
“The single biggest mistake homeowners make is booking a standard cleaner for a post-construction job. Drywall dust is extremely fine — it passes right through standard vacuum filters and recirculates into the air. You need HEPA filtration. Adhesive residue requires specific solvents that are safe on the substrate underneath. Grout haze on new tile requires an acidic solution applied correctly. Using the wrong product or technique on brand-new finishes can permanently damage them. This is why post-construction cleaning costs more — and why the difference matters.”
Common questions
Book once all construction work is fully complete and trades have cleared out. We need unobstructed access to every area of the space.
Post-construction cleans are intensive and vary significantly by project size. A standard condo renovation may take 4–6 hours; a full new build can take a full day or more. We will assess and quote accordingly.
Yes — our post-construction team uses HEPA-grade vacuums and microfibre tools specifically designed to capture fine construction dust without recirculating it.
Yes — both are standard parts of our post-construction scope. We use substrate-safe solvents for adhesive and the correct acidic solution for grout haze on new tile. These require the right products and technique — not just elbow grease.
We handle everything from single-room renovations to full new builds. Contact us with your project scope and we will provide an accurate quote based on square footage and complexity.
Post-construction cleaning in BC starts from $299 and scales based on square footage, project type, and complexity. A standard condo renovation is typically $299–$499. A full new home build is quoted individually. All quotes include HEPA-grade vacuuming, window detailing, floor cleaning, and full debris removal. Contact us with your project scope for an accurate price.
A standard clean is designed for homes in regular use. Post-construction cleaning is a completely different scope — it deals with fine drywall dust (which requires HEPA filtration), adhesive and tape residue on glass and surfaces, grout haze on new tile, construction film on brand-new appliances, and debris in window tracks and vents. Standard residential cleaners and equipment are not appropriate for post-construction work.
Yes — this is one of our most common post-construction bookings. New build cleans are scheduled once all trades are finished and the site has been cleared of large debris by the contractor. We handle the detail clean: windows, cabinets, floors, appliances, bathrooms, and removing all fine dust before you move furniture in.
Yes. We regularly clean rental units, basement suites, and investment properties after renovation work. We understand the urgency of getting the unit tenant-ready quickly and can often accommodate tight turnaround timelines. Contact us with your project details and move-in date.
Make sure all construction work is fully complete and all trades have cleared out. Large debris (lumber, drywall scraps, packaging material) should be removed by the contractor before we arrive — we handle the fine cleaning, not demolition debris disposal. Ensure we have clear access to all areas, all utilities are on (water, electricity), and all windows and doors are accessible.
Yes. Maidless works regularly with general contractors, developers, and property managers across Metro Vancouver, Kelowna, Victoria, and the Fraser Valley. We set up recurring project arrangements, volume pricing for multi-unit projects, and provide formal documentation (certificates of insurance, GST receipts) for project files. Contact hello@maidless.ca to discuss a contractor or developer arrangement.
Yes. A rough clean (also called a builder's clean) during active construction is different from a final post-construction clean. We can schedule interim cleaning between trades to keep the site manageable and reduce the scope of the final clean. Contact us with your construction timeline and we'll advise on the best approach for your project.
