Under the BC Residential Tenancy Act (RTA), tenants must return a rental unit in the same condition it was in at the start of the tenancy — reasonable wear and tear excepted. Cleaning is not considered reasonable wear and tear. This means a professional clean is not optional at end of tenancy — it's legally required if the landlord provided a clean unit at move-in (which is standard practice in BC).
A landlord can withhold from your damage deposit to cover professional cleaning costs if the property is returned in a less clean condition than it was at move-in. What BC Landlords Actually Inspect at Move-Out
After thousands of move-out cleans across Metro Vancouver and BC, we know exactly what ends up in damage deposit disputes. These are the five areas that cause the most deductions — and the areas we clean first on every move-out job:
1. Inside the Oven
The single most common reason for a deposit deduction in BC. Grease buildup on the oven bottom, door glass, and interior walls is visible, measurable, and photographable. Many tenants wipe the outside of the oven but never clean the interior. BC property managers photograph oven interiors at move-in and move-out — the comparison is direct.
2. Fridge Shelves and Crisper Drawers
Fridge interiors accumulate food residue, stains, and bacterial buildup that wipe-cleans can't address. Property managers remove shelves and drawers and inspect underneath. A clean-looking fridge exterior with a dirty interior is one of the most common deposit dispute photographs we see.
3. Window Tracks
Sliding door and window tracks accumulate black grime, dead insects, and debris that is visible on inspection and extremely easy to photograph as evidence in a deposit dispute. Most tenants never clean window tracks. It takes less than 10 minutes per window with the right tools — but it costs deposits when missed.
4. Bathroom Grout, Exhaust Fan, and Glass
Bathroom grout discoloration from mildew and soap scum, clogged exhaust fans, soap scum on shower glass, and calcium deposits on shower heads are all checked at BC move-out inspections. These require specific products and scrubbing — a standard bathroom wipe-down doesn't address them.
5. Behind the Fridge and Stove
Grease, dust, food debris, and pest evidence behind and under major appliances. Property managers pull out fridges and stoves during thorough inspections. If you haven't moved the fridge in three years, the floor behind it will show it.

End-of-month move-outs (28th–1st of any month): Book 5–7 days ahead. End-of-month is the highest-demand period for move-out cleaning in every BC city — particularly in Vancouver, Surrey, Burnaby, North Vancouver, and Victoria. Same-day availability is rare at month-end.
