Ontario New Build Homes: Why Possession Day Isn't Move-In Day

You've waited months for your new Ontario home — whether it's a Milton subdivision, a Vaughan estate, a Brampton townhome, or an Oshawa semi. Possession day arrives, you get the keys, and the builder hands you a home that they've done a "builder's clean" on. Here's what that actually means — and why it's not enough.

What a Builder's Clean Includes

A builder's clean in Ontario is performed by the same construction cleaning crew that has been maintaining the site throughout the build. It typically includes: sweeping and vacuuming major debris from floors, wiping visible dust from surfaces, cleaning bathrooms to basic sanitary standard, and making the home presentable for occupancy permit inspection. It does not include: thorough drywall dust removal from every surface and corner (the visible dust is cleaned; the settled fine particulate is not), cleaning inside cabinets and drawers, cleaning exhaust fans and duct registers (where drywall dust accumulates heavily), removing adhesive residue from windows, cleaning grout haze from tile, or removing the film from new flooring surfaces.

What Gets Left Behind

After a builder's clean on a typical Ontario new build, the following remain:

  • Fine drywall dust: Gypsum dust settles into every horizontal surface, every crevice, every duct register, and inside every cabinet. HEPA vacuuming throughout the entire home is required to capture it. Regular vacuums without HEPA filters recirculate fine drywall dust into the air.
  • Adhesive residue: Every window has protective stickers and shipping tape residue on the frames and glass. Every door handle has protective covering adhesive. Every new appliance has packaging adhesive on the exterior.
  • Grout haze: Tile installation leaves a film of grout haze across the entire tile surface. It's subtle but visible in certain light, and it makes tile look permanently dull if not removed during the move-in clean.
  • Floor film: New hardwood, LVP, and tile floors have a factory/installation film that needs to be removed for proper shine and for subsequent cleaning products to work correctly.

When to Book Your New Build Clean

Book your new build professional clean for the day of possession or the day after — before any furniture or boxes enter the home. Post-construction cleaning requires full access to every floor surface, every cabinet interior, and every corner. Once furniture is in place, you'll never get the same access again.
