Cleaning a Basement Rental Suite
Millions of Ontario homeowners have added second suites — basement apartments, in-law suites, laneway houses — to their properties, creating one of the most common housing configurations in the GTA: a home owner-occupied upstairs with a tenant in the basement suite. The cleaning and maintenance of both spaces has specific considerations.
The Owner's Responsibilities
Ontario landlords are responsible for maintaining rental units in a good state of repair and in compliance with health, safety, housing, and maintenance standards. For a basement suite, this means:
- Shared spaces (if any — laundry, utility areas) must be clean and accessible
- The unit must be delivered to the tenant in clean condition at the start of tenancy
- Structural and systems maintenance (plumbing, heating, electrical) is always the landlord's responsibility
The Tenant's Responsibilities
The tenant is responsible for ordinary cleanliness within their unit — the standard RTA obligation. For basement suites, which tend to have moisture and air quality challenges specific to below-grade spaces, good tenant maintenance practices (managing moisture, using bathroom exhaust fan, reporting water intrusion) are important.
Move-Out Cleaning
At tenancy end, a basement suite should receive the same professional move-out clean as any rental unit. The compact size (typically 600–900 sq ft for a basement 1-bed) makes a professional move-out clean relatively affordable — typically $198–$278 for a 1-bed / 1-bath, including Ontario HST.
