Rental Property Cleaning in Ontario — Landlord's Guide 2026
Ontario landlords operating under the Residential Tenancies Act have specific obligations around property maintenance — and professional cleaning is a core part of that picture, both at tenancy turnover and throughout the tenancy.
Turnover Cleaning (Between Tenants)
The highest-stakes clean: professional move-out scope (inside oven, fridge, all cabinets, baseboards, windows, bathrooms) with timestamped documentation. Why timestamped: if the outgoing tenant disputes their deposit, you need to prove the state the unit was left in. A professional invoice plus timestamped photos = strong LTB position.
During-Tenancy Cleaning
Unless the lease specifies otherwise, landlords are NOT responsible for cleaning during the tenancy — that's the tenant's obligation under the RTA (ordinary cleanliness). However, shared areas in multi-unit properties and common elements remain the landlord's responsibility.
