Move Out Cleaning for Toronto Tenants — 2026
Toronto has one of Canada's most active rental markets and one of its most tenant-protective regulatory frameworks. Understanding what you're actually responsible for at move-out — and what professional cleaning does and doesn't cover — protects your last month's rent deposit.
What the Ontario RTA Actually Says
Section 33 of the Ontario Residential Tenancies Act requires tenants to "maintain the unit in a state of ordinary cleanliness." There is no statutory definition of "ordinary cleanliness" — what matters is that the unit is as clean as it was at the start of the tenancy, accounting for normal wear and tear. Professional cleaning doesn't guarantee no deductions, but it's strong evidence of good faith.
What Toronto Landlords Actually Inspect
In order of most-to-least-commonly disputed: oven interior, range hood, bathroom tile and grout, under-appliance floors, cabinet interiors, and baseboards. These are the areas where regular occupant cleaning tends to skip.
