Ontario Renter's Cleaning Checklist
Ontario renters have specific cleaning obligations under the Residential Tenancies Act — and specific rights regarding the condition in which a landlord can expect to receive the unit back. A systematic cleaning approach throughout the tenancy, combined with proper move-out cleaning, is the most reliable way to avoid disputes and protect your last month's rent deposit.
Move-In: Document Everything
Before cleaning anything, walk through the unit with your phone and photograph every imperfection — marks on walls, stains on carpet, chips in tile, dirty oven, pre-existing wear. Send these photos to your landlord via email immediately after move-in to establish a record of the condition when you received the unit. This documentation is your primary protection against being charged for pre-existing damage or dirtiness at move-out.
Routine Maintenance Cleaning
- Kitchen: Wipe stove after each use, clean oven interior every 1–2 months, wipe refrigerator interior monthly
- Bathrooms: Clean weekly — accumulated soap scum and grout staining is harder to address at move-out than if maintained throughout
- Floors: Regular vacuuming or sweeping — embedded dirt in carpet is much harder to address at move-out than accumulated surface dirt
Move-Out Clean
Return the unit in the same general condition as you received it (documented at move-in). Professional move-out cleaning is the most reliable standard — it produces a verifiably clean unit and provides a dated cleaning receipt if a dispute arises at the LTB. The cost (typically $228–$398 for a typical Ontario rental) is recoverable many times over compared to the amount a landlord might claim for professional cleaning costs.
