Cleaning Your Condo Balcony in Ontario
Balcony cleaning is a category where condo rules in Ontario significantly constrain what residents can do — and where ignoring those rules can create liability and neighbour issues. Understanding the rules before cleaning is essential.
What Most Ontario Condo Rules Restrict
- Pressure washing: Almost universally prohibited — water runoff onto neighbouring balconies or building surfaces, and risk of damage to the building envelope, make pressure washing a prohibited activity in virtually all Ontario condominium corporations
- Sweeping debris off the edge: Debris (dirt, leaves, cigarette butts) must not be swept off the balcony edge onto lower units or property below
- Draining buckets over the railing: Water must go to the balcony drain, not over the railing
What You Can Do
Sweep first: a broom and dustpan to collect all debris, emptied into a bag (not over the railing). For the balcony surface, mop with a bucket and mop — directing dirty water to the floor drain. For railing surfaces: wipe with a damp cloth and mild cleaner. For bird droppings: soak with warm water to loosen (dried droppings are hazardous if scraped and inhaled as dust), wipe clean.
Mould on Balcony Surfaces
Ontario balconies develop mould on the concrete floor, particularly in corners and on north-facing or shadowed balconies that don't dry quickly after rain. Hydrogen peroxide (3%) applied to mould, left for 10 minutes, then scrubbed and rinsed to the drain is effective and safe. Bleach solution also works but check that you're not splashing onto unit surfaces or below.
Seasonal Timing
Spring and fall are the natural cleaning windows — after winter grime accumulation (spring) and before enclosing for winter (fall). Summer balcony use warrants more frequent maintenance cleaning.
