Cleaning Epoxy Garage Floors in Ontario
Epoxy-coated garage floors have become increasingly popular in Ontario homes over the past decade — the coating's durability, stain resistance, and aesthetics make it a worthwhile upgrade over bare concrete. But epoxy flooring requires specific maintenance to preserve its finish, particularly in Ontario's climate where winter road salt and de-icing chemicals create specific staining risks.
Routine Cleaning
Sweep or blow out the garage regularly to prevent abrasive grit and debris from scratching the epoxy surface when walked on. For washing: a diluted neutral pH cleaner (dish soap in warm water works) applied with a mop or soft-bristle push broom, then rinsed clean. Avoid acidic cleaners (including vinegar) — epoxy is not acid-resistant and acidic cleaners will eventually etch and dull the surface. Avoid harsh solvent-based cleaners as well.
Winter Salt Management
Ontario road salt (sodium chloride and calcium chloride) is the main threat to epoxy garage floors. When salted snow and slush drip off vehicles, the concentrated salt solution sits on the epoxy as it dries, leaving white tide marks and potentially attacking the epoxy bond at the edges of any chips or thin areas. Clean salt residue promptly when vehicles have dried — don't let salt sit for days. A wet mop wipe-down after every salted-road drive during winter maintains the surface well.
Annual Deep Clean
Once per year (typically spring after the de-icing season), do a full wash of the garage floor with warm water and a deck brush, paying attention to corners and the edges along walls. Check for any areas where the epoxy is lifting, chipping, or showing wear — these areas allow water to get under the coating and must be addressed before they spread.
