Dealing with Construction Dust in New Ontario Homes
New construction homes in Ontario — whether a new-build low-rise in Brampton, Barrie, Hamilton, or Ottawa, or a pre-construction condo in the GTA — have a well-known construction dust problem that persists for months after occupancy. Understanding what's happening and how to manage it saves frustration.
Why New Builds Have Persistent Dust
The drywall compound (joint compound) used to finish interior walls contains gypsum and fine silica particles. When sanded — a process that occurs throughout construction — it creates extremely fine particulate dust that penetrates every surface in the home and settles and re-settles for months. This is different from ordinary household dust; it's lighter, finer, and more pervasive. A new home in Ontario can have dust-settling visible on furniture and shelves within days of a thorough clean, even without obvious sources of new disturbance.
What Helps
- HVAC filter replacement: Replace your furnace filter monthly for the first 6 months in a new build — construction dust clogs standard filters rapidly. Use a MERV 8 or higher filter
- Hard surface cleaning frequency: Plan for weekly dusting and cleaning of hard surfaces during the first 6 months — the standard bi-weekly professional schedule may not keep up initially
- Vent covers: Remove and wash vent covers (air supply and return grilles) monthly for the first year
- Professional clean timeline: Most Ontario new build owners do their first professional clean at 30–60 days after occupancy, when initial construction dust has settled from circulation
