Cleaning a Basement Suite or Secondary Rental Unit
Ontario's housing market has generated a significant expansion of basement suites, in-law apartments, and secondary units — both legal and informal — across the GTA and Ontario cities. For tenants living in these units and for landlords managing them, cleaning has specific considerations that differ from standard residential units.
Specific Challenges in Basement Suites
- Moisture and humidity: Below-grade units in Ontario require proactive moisture management — a dehumidifier is standard in most Ontario basement apartments. Clean the dehumidifier filter monthly and keep humidity controlled to prevent mould in typically lower-ventilated spaces
- Natural light limitations: Basement units have less natural light, making dust and dirt less visible — this tends to lead to less frequent cleaning. Counter this with a regular schedule, not reaction-based cleaning
- Shared laundry and utilities: If laundry is shared with upstairs, coordinate cleaning of shared appliances. If utilities are shared, ventilation is often a common question
- Window well cleaning: Basement apartment window wells accumulate leaves and debris — clean seasonally to prevent water infiltration and maintain the limited natural light the windows provide
Move-Out for Basement Suites
Ontario RTA move-out standards apply equally to basement suites as to full units. Landlords of secondary units often apply particularly close scrutiny to moisture-related condition — any evidence of mould or water damage accumulating during the tenancy is a common source of dispute. Document condition on move-in and maintain regular cleaning to avoid disputes on departure.
