Deep Cleaning a Rental Property Between Tenants
The between-tenancy period is the landlord's opportunity to restore the unit to a condition that both meets the RTA standard for a new tenancy and supports a strong re-leasing position. Here's what a thorough between-tenancy clean should include in an Ontario rental property.
Full Scope
- Kitchen: Inside oven and range hood (replace range hood filter if grease-saturated), inside fridge and freezer, inside all cabinets (wipe shelves and interior faces), stovetop burners and drip pans, under the fridge and stove, dishwasher interior and filter
- Bathrooms: Toilet (bowl, exterior, base, behind), tub and shower (grout scrub, caulk inspection), sink and faucet (descale mineral deposits), cabinet interiors, exhaust fan
- All rooms: Baseboards and crown moulding, window sills and tracks, light fixtures and switch plates, closet interiors, under beds and furniture, floors vacuumed and mopped
- Entry: Entry door interior and exterior, entry floor, coat closet interior
What This Is Not
A between-tenancy deep clean is not a substitute for painting (which is a landlord's periodic maintenance responsibility) or for carpet replacement in heavily worn carpets. If the carpet is at end of useful life, replacing it is the right call — and is a recoverable maintenance expense in Ontario if the outgoing tenant caused damage beyond normal wear and tear.
